    • Connects buyers with mortgage lenders and helps them understand loan options.

    • Assists in getting pre-approved & underwritten for financing.

    • Advises on down payment assistance programs or special financing opportunities.

    • Advises on other costs such as inspections, closing costs, costs of potential repairs.

    • Connects buyers with trusted referrals on the aforementioned professionals.


  • PROPERTY SHOWING & TOURS

    • Preview properties for my clients

    • Schedules and conducts property showings with clients.

    • Provides insights and resources about cities/towns, neighborhoods, schools, amenities, and future development plans.

    • Helps buyers assess the pros and cons of each home.

    • Assist with scheduling inspections, contractors, etc...


  • OFFER PREPARATION & NEGOTIATION

    • Drafts and submits competitive offers based on market conditions.

    • Negotiates price, contingencies, repairs, and closing costs on behalf of the buyer.

    • Ensures all contract terms protect the buyer’s best interests.


  • DUE DILIGENCE & INSPECTIONS

    • There are more than several types of inspections a buyer can undertake during due diligence. I offer my clients referrals each type and usually have 3 or more options for each of the below:

      • Home Inspections

      • Termite Inspection

      • With an Official Georgia Wood Infestation Letter (required by some lenders, but many do not need it or require it anymore.) It has a cost associated with it (or without it.)

      • Pest Control / Rodent

      • Radon Gas

      • Septic Tank (if applicable)

      • Stucco Siding (hard coat or synthetic, if applicable)

      • Other Amenities (i.e., chimney, pool, hot tub, etc…which may require a specialized inspector.)

    • Coordinates home inspections, access to the property, and helps with the buyer to understand the findings.

    • Helps negotiate repairs or price adjustments based on inspection results.

    • Advises on potential red flags related to property condition or title issues.


  • CONTRACTUAL GUIDANCE

    • Explains all contract terms, contingencies, and deadlines.

    • Ensures all required disclosures and legal documents are properly completed.

    • Coordinates with attorneys, if necessary, to review legal aspects.


  • COORDINATION WITH OTHER ALLIED PROFESSIONALS

    • Works with lenders, appraisers, inspectors, and title companies to ensure a smooth transaction.

    • Assists in scheduling appraisals and ensuring the property meets lender requirements.


  • CLOSING PROCESS MANAGEMENT

    • Reviews final settlement statements and ensures accuracy.

    • Coordinates the final walk-through to check for agreed-upon repairs.

    • Assists with the closing process, ensuring all documents are properly signed.


  • POST-CLOSING SUPPORT

    • Provides recommendations for movers, contractors, and home service providers.

    • Assists with any post-closing concerns, such as property tax or escrow questions including the Homestead Exemption.

    • Helps buyers with future real estate needs, including resale or investment strategies.
